Be positive and hold on tight!

Trying to stay positive is not always easy.

Most of us know at least one person who seems to always see the bright side of life.

And it is also true to say that we all know someone who leaves us feeling drained or sad.

After undergoing some worrying health issues, I remember receiving an odd text message from somebody, who asked me if they had done something to offend me because they had not heard from me?

I was puzzled as to why they felt like this, when surely, they could just as easily pick up the phone and ask how I was doing too?

Perhaps, when we are feeling down ourselves, we tend not to stay in contact with people?

We withdraw a bit from life. I know I hide from the world when I am feeling unwell!

Focus on the positive with hope

Covid- 19 sadly forced many of us into a smaller world within ourselves.

Some of us will over-think everything. Some just keep on trying, by counting their blessings each day and know that they are in control of their own attitude.

One way we can remain positive is to have something to look forward to, no matter how long it takes.

I am certainly looking forward to travelling again, especially to see my family overseas who I miss.

Walt Disney said- “it seems to me, we have a lot of story left to tell!”

So looking forward to something in the future is certainly worth while.

Keeping busy to stay grounded

Often an easy way of keeping a positive mind is to stay busy.

If you like gardening, then there is nothing better than spending time with nature.

Perhaps you like being creative?

What better way to feel good especially when you can accomplish something worthwhile.

It’s okay to have a bad day

We all have bad days. Try not to dwell on the bad days, knowing that they will end eventually.

Remember “courage” does not always roar, but is that little voice at the end of the day that whispers

“I will try again tomorrow”

Let love, positivity and hope be contagious

During these pandemic times, we are told to be kind. Perhaps that will be one good lesson that many will learn because of the pandemic.

Get outside for a walk or a bike ride and increase those happy hormones.

There have been many thoughts on this. One thing is for sure though- it will be a different world once we have the virus under control.

A seller’s market or a buyer’s market?

In a “seller’s market” our sellers have been rewarded with many buyers. These buyers compete against each other in a tight market with an “undersupply” of property. This has pushed prices up.

Salespeople who have worked in many markets, know by experience that the changing markets create different opportunities- one could say for a salesperson, it could be a “feast or a famine”.

The market that I began my career in was a “buyers market”.

I enjoyed getting a buyer in my car, after qualifying them, and showing them at least 6 properties on one appointment. I would do this several times a day with several buyers.

Working buyers meant that you would have to know the company housing stock very well, and be able to quote and show the features and benefits of each house.

We would have hundreds of listings on our Company’s books and show buyers a good selection in the same price range of the advertisement that they had responded to.

It was hard work, but very rewarding.

The experience meant that your buyers eventually became your sellers, that is, if you had done your job right, and you had used the time to build a relationship with them, while finding them a home.

Some salespeople prefer doing open homes to single appointments, which are time consuming in a busy market.

Personally, I have always liked the “one on one” appointment approach, as after all, it is a big buying decision for anybody and it should be treated with respect.

Buyer’s markets are more time consuming for a salesperson.

Buyer’s are able to be fussy, so by being able to establish a rapport and understand their buying decision, a salesperson is able to provide better service to both buyer and inevitably to the seller as well, in not wasting anybody’s time.

If you are able to qualify your buyer and understand their likes and dislikes, you will be able to provide a better service to them and give better feedback to the seller.

This is very important so that the seller can “meet the market that they are selling in”  which often reduces their time on the market, and the risk of selling for less after many months of disappointment.

Buyers who spend a huge amount of money are being asked to spend very little time inspecting a property at an open home with dozens of others, giving them very little time to make an informed decision.

The seller’s market

Sadly, buyers do miss out in a seller’s market as the supply and demand factor becomes very relevant. Properties will turn over quickly to those who are fortunate enough to be cashed up.

Those who need to sell before buying often miss out unless they take bridging finance which can be expensive.

Now in a buyer’s market, things become very different. Buyers will be the ones who will be nurtured by salespeople.

Post Covid

For now though, it could be a matter of months before the real effect on the market will be felt after Covid-19 in many countries.

We know that prices have increased dramatically in some countries since 2020, which economists could not predict. Could prices fall as fast?

recent report estimates approximately 60 per cent of home loans will need to be refinanced in the next year and for many borrowers, that will mean their interest rates doubling, according to Core logic

Governments will need to come to terms with the fact that many businesses will fail having been in lock down for extended times.

Or it could cause the FOMO affect again– “Fear of missing out” and buyers could be bidding against each other with limited supply, driving the prices up further.

Many people with home loans will have secured a repayment holiday, and that effect will not show through for a few months. It will be a “wait and see” for most I suspect.

But perhaps moving forward “viewing by appointment” and not mass inspections through open homes might become the new norm. It would not be a bad thing would it?

Buyers would be treated with respect and sellers would benefit from the feedback of the true value of their property in the market that they are buying and selling in.

Worrying about things outside of our control is not helpful

It is only with acceptance that there can be an absence of worry. This applies to most things in life.

A virus has turned the world upside down. We cannot escape the media and understandably are feeling a little stressed and worried even if we don’t admit it.

Economists predict all sorts of things. They are usually based on facts and figures and historical data.

We should definitely trust our Scientists in the knowledge that vaccines are the way to go as has been proven in the past pandemics.

“Anti-vaxers” need us to be vaccinated to keep them safe

During this pandemic most of us have learnt a lot, and continue to learn, but then there are some that still feel that they are invincible and who care not about their actions.

The protesters and “anti-vaxers” seem to selfishly believe that they are special, while the majority who have already been vaccinated continue to do the right thing.

The “anti-vaxers” are reliant on those that have been vaccinated to protect them in reducing the spread, so ultimately they NEED us all to be vaccinated for them to be safe!

It seems that they are not worried that they could cause somebody to die as a result of their carelessness, or unwillingness to act responsibly, by not logically understanding the science.

We all need to understand and accept and work together so that life can return to a “new normal”, in however many months or years that it might take.

Crystal balls are of little help

I often wonder about the crystal balls that some people use to proclaim certain facts and figures, and how often we as humans will believe what is put in front of us and start to worry unnecessarily.

None of us are immune to worry and anxiety. Worrying about not being able to get toilet paper for some people led to all sorts of shortages and stockpiling during the early stages of the Pandemic.

How many of us went and bought a few extra rolls of loo paper when we saw the stockpiling reported by the Media?

We worry about not being able to get toilet paper and yet we don’t seem to worry if we have no seatbelt on a bus with a fast driver.

Sometimes we even worry about “not having anything to worry about?”

Acceptance does not mean that you are just putting up with a situation, it means that you are opening up to the difficult thoughts and feelings and working a way through to stop worrying about what you cannot change.

Ways to help reduce anxiety

You can determine what you can control and identify your fears.

How to accept things depends on each of us individually.

We can start by seeing things as they really are.

We can try not to take anything personally and try not to confuse acceptance as a statement of preference.

I remember being told one day…

” Why worry, because if you worry, you are still going to die one day whether you worry or not- it is just the passage of life”

Rather spend time doing meaningful activities, change your life to be as good as it can be at that point in time, or within the current constraints and build healthy relationships, and definitely don’t sweat the small stuff!

So what if the kids make a mess, or you spill the milk or the dog jumps up and makes your clothes muddy?

Practice kindness and laugh more. Look after your health. Learn more skills.

Stay in contact with family and friends – actually pick up the phone and talk to them or use Facetime or Whatsapp. How good is it to see a loved one’s face?

If I can take one thing from the past 18 months of the Pandemic, it is that I have actually seen my loved ones more via the internet, than I would have normally in day to day life, especially the ones that live overseas.

And secondly even though it has not been possible to carry on working in the way that I had up until the lockdowns began, I have learnt more and have seemed to work longer hours happily, which keeps the loneliness of working alone at bay.

Be happy with what you have, while working for what you want, and be positive, and remember that a happy life is a collection of happy moments.

When it seems like the bad news keeps on coming

Yesterday I had a much dreaded follow up appointment with the specialist.

I was feeling slightly nervous, mainly because of recent experiences, and was certainly not jumping for joy, while I remembered the pain of my last visit and the Mohs surgery.

After my appointment, where I was told, further treatment could be necessary, I admit I did feel a little down and out.

I had been thinking of the past surgeries and pain instead of being thankful that my specialist was keeping ahead of the game and looking out for me.

But it was only when I got home, and received a sympathetic hug from a loved one that I started feeling slightly better and was able to see the positive in the negative experience.

Not all research is helpful research

When we receive bad health news, it is natural to feel worried and start searching the internet for information about our condition.

Often we are warned by our specialists not to go looking on the internet, as all is definitely not what it seems, and we can certainly start to worry unnecessarily and push our stress levels up more as a result of our findings.

Research tells us that there are benefits of feeling happy and joyous

Would it not be better to practice things that make us happy instead? Maybe a visit to a beach, or enjoying a lovely treed garden would be better than hunching over the internet findings, spreading alarm and stress throughout our bodies?

When we experience joy, our bodies release two types of neurotransmitters in our brains which are called Dopamine and Serotonin.

Both of these chemicals are associated with happiness.  Research tells us that some people who have clinical depression could have much lower levels of serotonin- Read more here

The benefits of feeling happiness and joy

  • Fights off stress and pain symptoms
  • Boosts our immune systems
  • Is thought to lower our heart rates and blood pressure
  • Promotes a healthier lifestyle

The difference between happiness and joy

Happiness is an emotion that gives us satisfaction and pleasure, but joyfulness is a stronger, longer term state that gives us contentment and inner peace.

I have always loved the saying “Jump for joy“.

It creates a picture for me of pure joy. When I think of all the things that I am grateful for, I always picture my loved ones, especially, children and grandchildren.

I reflect on happier times and count my blessings.

By seeking out positive people to enjoy laughter with, or by reaching out to others, it is a certainly a better way to deal with our worrying, than hiding away with our sorrow and fear.

The world is a bit messed up right now, and many of us are coping with all sorts of things that are challenging.

If you can find that little thing that will give you a feeling of happiness and joy, no matter how small,  then now is certainly the time to look for it!

Air fryer health benefits

When we we were renovating, I purchased my first air fryer. We had limited space so it was ideal until my brand new kitchen was installed.

I have since bought my 2nd air fryer (  the same brand –deLonghi “ideal fry”), so we can take one away with us in the motorhome, when we travel- (Yes, I love it so much!)

Sadly, I find that I hardly use my brand new smeg oven now, because the air fryer is so versatile and is quick and easy to clean.

It also saves on electricity and is a healthier way of cooking.

Creative cooking at it’s best

I have cooked many a recipe in it, from salmon to chicken to curry dishes. I have also used it for baking. By adding spices and herbs, and shaved almonds and walnuts the meals are deliciously crispy and flavourful.

I rarely use a lot of oil, and prefer to use spray on oil, but then air fryers require only a fraction of the oil compared to what other frying methods require.

In fact, the salmon cooked with it’s skin on is absolutely mouth watering, the crispy skin together with the succulent salmon is a favourite.

Roasted vegetables are easy and far better than conventional cooking. Fish and chips cooked in the airfryer are ten times better than the local Fish and Chip shop too!

Starch and potatoes

The air fryer is particularly helpful when cooking starchy foods like potatoes.

Foods generally take a longer time to be air fried than deep fried, and the starch tends to break down less in this setting.

 Recently a Dietician commented that the starch could be more digestible, and could potentially have a slightly lower impact on blood sugar. Read more here

Health benefits

By cooking in an Air fryer, it is highly desirable since lowering our oil intake can be hugely beneficial for our health.

Scientists have linked intakes of fat from vegetable oil to a variety of health conditions, including but not limited to an increased risk of heart disease and higher rates of inflammation.

Save on electricity

There are many more benefits to using an air fryer.

By using hot air to circulate around food in a sealed cooking chamber,the moisture and flavours are sealed within a crunchy, golden crust, similar to frying.

Airfryers are so much better than other conventional ways of cooking as they cook faster and use less energy.

Airfryer recipes

During lockdown we tried “My Foodbag” (Fresh start) recipes for a while.

We were amazed that we could cook most of the meals which were Gourmet meals in the Air fryer, and have continued to enjoy a variety of meals along those lines.

With a selection of spices like cumin, lemon pepper and paprika and garlic, we enjoy different versions of chicken, beef and fish, and vegetarian dishes and add walnuts or almonds during the last few minutes as a delightful difference to a meal.

Buying a home is not for the faint hearted in today’s market

During the Covid-19 pandemic there has been much said about the shocking increase in property prices around the world.

Take Brisbane, Australia for instance- the median house price in September 21 has hit a record of $702,455 and Sydney house prices have equated to approximately 30.4% of annual growth – the highest on record reaching $1,499,126

In New Zealand, the average national house price hit $937 000 (according to Core Logic -a property analytics data company) and the Real Estate Institute of NZ shows there has been a 15.4 % increase in house prices to Sept 2021 ($795 000 compared with $689 000 in Sept 2020)

Distressed buyers

Many buyers seeking to get into the property market are naturally distressed at the high prices.

Properties that were advertised only a few years ago for $350 000 are now getting double that. Read more here

While some homeowners are rubbing their hands in delight with the increase in their home values, it certainly pays to be cautious, because if you sell your home for the profit, and decide to rent while you look around, you might be sadly worse off.

Prices rise and fall as per the supply and demand factors of the market.

Ultimately if you buy and sell in the same market, you gain on one but pay on the other so it evens out.

FOMO (The fear of missing out refers to the feeling or perception that others are having more fun, living better lives, or experiencing better things than you are)

While it would be wise to not buy in a hurry or with FOMO as a driving force, many of us are ignoring this due to lots more factors that drive the housing market.

Employment opportunities within countries that are suffering labour shortages due to rolling lockdowns and border closures also play a role in the housing market.

Low interest rates while they have helped many get into the property market, might yet prove to be a double edged sword when those interest rates start to rise.

The people who have over extended themselves are then forced to sell.

Property prices then come down as homes flood the market.

Let’s hope that this does not happen, because logically, you would think the housing market cannot continue rising at the rate that it has during the pandemic.

“You cannot logic your way through emotion” and people need a roof over their heads, so it might get to be a really expensive roof in years to come!
